Sazba vyjad\u0159uje, kolik mus\u00ed dlu\u017en\u00edk zaplatit nav\u00edc v\u011b\u0159iteli za smluvn\u011b stanovenou dobu. Fakticky jde o \u201cpoplatek\u201d za p\u016fj\u010den\u00e9 pen\u00edze a znamen\u00e1, o kolik se v\u00e1mi vyp\u016fj\u010den\u00e1 \u010d\u00e1stka ro\u010dn\u011b nav\u00fd\u0161\u00ed. \u00darokov\u00e1 sazba je jedn\u00edm z ukazatel\u016f, ze kter\u00e9ho se vypo\u010d\u00edt\u00e1v\u00e1 RPSN.<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/urokove-sazby-hypotek-770x513.webp\" alt=\"\u00farokov\u00e9 sazby hypot\u00e9k\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">\u00darokov\u00e9 sazby hypot\u00e9k st\u00e1le rostou<\/div>\n<h2>\u00darokov\u00e1 sazba hypot\u00e9k a \u00faro\u010den\u00ed<\/h2>\n<p>\u00darokov\u00e1 sazba p\u0159edstavuje \u010d\u00e1stku, kterou je dlu\u017en\u00edk povinen platit v\u011b\u0159iteli z jeho pohled\u00e1vky. Vyj\u00e1d\u0159ena b\u00fdv\u00e1 a v procentech z dlu\u017en\u00e9 \u010d\u00e1stky za ur\u010dit\u00e9 obdob\u00ed.<\/p>\n<h3>\u00darokov\u00e1 sazba:<\/h3>\n<p>\u00darokov\u00e9 sazby d\u011bl\u00edme dle \u010dasov\u00e9ho obdob\u00ed na<\/p>\n<ul>\n<li>p. a. &#8211; per annum &#8211; ro\u010dn\u00ed<\/li>\n<li>p. s. &#8211; per semestr &#8211; pololetn\u00ed<\/li>\n<li>p. q. &#8211; per quartum &#8211; \u010dtvrtletn\u00ed<\/li>\n<li>p. m. &#8211; per mensem &#8211; m\u011bs\u00ed\u010dn\u00ed<\/li>\n<li>p. d. &#8211; per diem &#8211; denn\u00ed<\/li>\n<\/ul>\n<p>Pozor na to, \u010dtvrtletn\u00ed sazba 4 %, je 16 % ro\u010dn\u011b. U hypot\u00e9k se ale jak v \u010cesk\u00e9 republice, tak i ve sv\u011bt\u011b pou\u017e\u00edv\u00e1 ro\u010dn\u00ed \u00farokov\u00e1 sazba. V\u00fd\u0161e \u00farokov\u00e9 sazby hypot\u00e9ky m\u016f\u017ee b\u00fdt ovlivn\u011bna t\u00edm, jak\u00fd typ hypot\u00e9ky \u010derp\u00e1te. Zda je to LTV (Loan to Value), jak\u00e1 je doba fixace \u00farokov\u00e9 sazby, jak\u00e1 je doba do splatnosti hypot\u00e9ky, ale tak\u00e9 bonita klienta.<\/p>\n<h3>Druhy \u00faro\u010den\u00ed:<\/h3>\n<p>\u00daro\u010den\u00ed je zp\u016fsob v\u00fdpo\u010dtu \u00faroku. Z hlediska doby splatnosti d\u011bl\u00edme \u00faro\u010den\u00ed na<\/p>\n<ul>\n<li>jednoduch\u00e9 \u2013 \u00faroky, kter\u00e9 z\u00edsk\u00e1te se ji\u017e d\u00e1l ne\u00faro\u010d\u00ed<\/li>\n<li>slo\u017een\u00e9 \u2013 \u00faroky, kter\u00e9 z\u00edsk\u00e1te se d\u00e1le \u00faro\u010d\u00ed<\/li>\n<li>sm\u00ed\u0161en\u00e9 \u2013 kombinace jednoduch\u00e9ho a slo\u017een\u00e9ho \u00faro\u010den\u00ed<\/li>\n<\/ul>\n<h2>\u00daroky hypot\u00e9k st\u00e1le rostou<\/h2>\n<p>Aktu\u00e1ln\u011b nab\u00edz\u00ed banky hypote\u010dn\u00ed \u00fav\u011bry s \u00farokem kolem 5,5%. To se stalo poprv\u00e9 od roku 2010, kdy v\u00fd\u0161e \u00farokov\u00fdch sazeb naposledy p\u0159es\u00e1hla 5%. Inflace bohu\u017eel ale st\u00e1le roste, \u010dek\u00e1 se tedy i dal\u0161\u00ed zvy\u0161ov\u00e1n\u00ed \u00farokov\u00fdch sazeb ze strany \u010cesk\u00e9 n\u00e1rodn\u00ed banky. Dal\u0161\u00ed r\u016fst \u00farok\u016f ze strany \u010cNB tak znovu zv\u00fd\u0161\u00ed tlak na zdra\u017eov\u00e1n\u00ed \u00fav\u011br\u016f, tedy i t\u011bch hypote\u010dn\u00edch. P\u0159edpoklad je takov\u00fd, \u017ee do poloviny leto\u0161n\u00edho roku by m\u011bly \u00farokov\u00e9 sazby r\u016fst, na podzim by pak m\u011bl p\u0159ij\u00edt pokles.
