Americk\u00e1 hypot\u00e9ka, bankami \u010dasto naz\u00fdv\u00e1na tak\u00e9 \u201c\u00fav\u011br na cokoliv\u201d, je ne\u00fa\u010delov\u00fd bankovn\u00ed \u00fav\u011br. V praxi to znamen\u00e1, \u017ee bance nemus\u00edte sd\u011blovat \u00fa\u010del, pro kter\u00fd si \u00fav\u011br sjedn\u00e1v\u00e1te. Z\u00e1rove\u0148 m\u00e1 ale americk\u00e1 hypot\u00e9ka jednu podm\u00ednku &#8211; ru\u010dit mus\u00edte nemovitost\u00ed. Z\u00e1stava nemovitosti je v tomto p\u0159\u00edpad\u011b podm\u00ednkou. Nemovitost mus\u00ed b\u00fdt v \u010cesk\u00e9 republice, mus\u00ed b\u00fdt zaps\u00e1na v registru nemovitost\u00ed a mus\u00ed b\u00fdt ur\u010dena k bydlen\u00ed. Jedn\u00e1 se o princip LTV &#8211; Loan to Value.<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/americka-hypoteka-770x513.webp\" alt=\"americk\u00e1 hypot\u00e9ka\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">Americk\u00e1 hypot\u00e9ka je ne\u00fa\u010delov\u00fd \u00fav\u011br<\/div>\n<h2>Na nov\u00e9 auto, na studium nebo prost\u011b na cokoliv<\/h2>\n<p>Velkou v\u00fdhodou americk\u00e9 hypot\u00e9ky je fakt, \u017ee z\u00edskan\u00e9 finance m\u016f\u017eete pou\u017e\u00edt opravdu na cokoliv. A\u0165 u\u017e je to nov\u00e9 auto, zahrani\u010dn\u00ed studium, dovolenou, ale tak\u00e9 nap\u0159\u00edklad i na splacen\u00ed \u00fav\u011br\u016f. U v\u011bt\u0161iny bank se pak m\u016f\u017eete setkat s podm\u00ednkou, \u017ee by se finance z \u00fav\u011bry nem\u011bly pou\u017e\u00edt na rozjezd podnik\u00e1n\u00ed, p\u0159\u00edpadn\u011b do ji\u017e b\u011b\u017e\u00edc\u00edho podnik\u00e1n\u00ed.<\/p>\n<h2>V\u00fdhody americk\u00e9 hypot\u00e9ky<\/h2>\n<p>Jak ji\u017e bylo uvedeno, nespornou v\u00fdhodou americk\u00e9 hypot\u00e9ky je mo\u017enost pou\u017e\u00edt finance z \u00fav\u011bru na t\u00e9m\u011b\u0159 jak\u00fdkoliv \u00fa\u010del. Oproti spot\u0159ebitelsk\u00e9mu \u00fav\u011bru m\u00e1 americk\u00e1 hypot\u00e9ka ni\u017e\u0161\u00ed  \u00farokovou sazbu a lze si \u010dasto p\u016fj\u010dit vy\u0161\u0161\u00ed \u010d\u00e1stku, ne\u017e jakou spole\u010dnosti nab\u00edzej\u00ed u spot\u0159ebitelsk\u00fdch \u00fav\u011br\u016f. Je tak\u00e9 mo\u017en\u00e9 sjednat si hypot\u00e9ku na del\u0161\u00ed obdob\u00ed, ne\u017e je tomu pr\u00e1v\u011b u spot\u0159ebitelsk\u00e9ho \u00fav\u011bru. V\u00fdhodou i nev\u00fdhodou americk\u00e9 hypot\u00e9ky m\u016f\u017ee b\u00fdt tak\u00e9 to, \u017ee maxim\u00e1ln\u00ed v\u00fd\u0161e ne\u00fa\u010delov\u00e9 hypot\u00e9ky se obvykle pohybuje okolo 70 % hodnoty zastaven\u00e9 nemovitosti. V praxi to znamen\u00e1, \u017ee pokud m\u00e1te nemovitost nap\u0159. v hodnot\u011b 10 milion\u016f, banka v\u00e1m poskytne \u00fav\u011br do maxim\u00e1ln\u00ed v\u00fd\u0161e 7 milion\u016f korun (to je jej\u00ed z\u00e1stavn\u00ed hodnota). Existuje tak\u00e9 americk\u00e1 hypot\u00e9ka bez registru, kterou n\u011bkter\u00e9 nebankovn\u00ed instituce nab\u00edz\u00ed t\u011bm klient\u016fm, kte\u0159\u00ed z d\u016fvodu z\u00e1znamu v registru dlu\u017en\u00edk\u016f ( Centr\u00e1ln\u00ed registru dlu\u017en\u00edk\u016f \u010cR nebo Solus) nemohou z\u00edskat americkou hypot\u00e9ku v bank\u00e1ch, kter\u00e9 podl\u00e9haj\u00ed v\u011bt\u0161\u00edmu st\u00e1tn\u00edmu dohledu ne\u017e pr\u00e1v\u011b nebankovn\u00ed subjekty.<\/p>\n<p class=\"mb-0\"><strong>V\u00fdhody:<\/strong><\/p>\n<ul>\n<li>nen\u00ed nutn\u00e9 uv\u00e1d\u011bt \u00fa\u010del \u00fav\u011bru<\/li>\n<li>mo\u017enost pou\u017e\u00edt finance t\u00e9m\u011b\u0159 na cokoliv<\/li>\n<li>ni\u017e\u0161\u00ed \u00farokov\u00e1 sazba, ne\u017e u spot\u0159ebitelsk\u00e9ho \u00fav\u011bru<\/li>\n<li>mo\u017enost sjedn\u00e1n\u00ed na del\u0161\u00ed dobu, ne\u017e u spot\u0159ebitelsk\u00e9ho \u00fav\u011bru<\/li>\n<li>v\u00fd\u0161e \u00fav\u011bru se pohybuje okolo 70% hodnoty zastaven\u00e9 nemovitosti<\/li>\n<\/ul>\n<h2>Americk\u00e1 hypot\u00e9ka &#8211; podm\u00ednky a nev\u00fdhody<\/h2>\n<p>Samoz\u0159ejm\u011b i sv\u00e9 nev\u00fdhody americk\u00e1 hypot\u00e9ka m\u00e1. V prvn\u00ed \u0159ad\u011b je vy\u0161\u0161\u00ed \u00farokov\u00e1 sazba ne\u017e u b\u011b\u017en\u00e9, klasick\u00e9 hypot\u00e9ky. Dal\u0161\u00ed nev\u00fdhodou je nutnost z\u00e1stavy nemovitosti, ide\u00e1ln\u011b vlastn\u00ed, kter\u00e1 je ur\u010dena k bydlen\u00ed,  tedy byt nebo d\u016fm. Nemovitosti nesm\u00ed b\u00fdt zat\u00ed\u017eena z\u00e1stavn\u00edm pr\u00e1vem t\u0159et\u00ed osoby, v\u00fdjimkou je z\u00e1stava ve prosp\u011bch \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed nebo \u00fav\u011bru poskytnut\u00e9ho St\u00e1tn\u00edm fondem rozvoje bydlen\u00ed na dru\u017estevn\u00ed bytovou v\u00fdstavbu. A\u010dkoliv se v obecn\u00fdch podm\u00ednk\u00e1ch americk\u00e9 hypot\u00e9ky uv\u00e1d\u00ed, \u017ee se nemovitost m\u016f\u017ee nach\u00e1zet v kter\u00e9mkoliv \u010dlensk\u00e9m st\u00e1t\u011b EU, v praxi se ale u tuzemsk\u00fdch bankovn\u00edch instituc\u00ed t\u00e9m\u011b\u0159 v\u017edy setk\u00e1te s podm\u00ednkou, aby se nemovitost nach\u00e1zela v \u010cesk\u00e9 republice a byla zde zaps\u00e1na v Katastru nemovitost\u00ed.<\/p>\n<p class=\"mb-0\"><strong>Nev\u00fdhody:<\/strong><\/p>\n<ul>\n<li>vy\u0161\u0161\u00ed \u00farokov\u00e1 sazba ne\u017e u b\u011b\u017en\u00e9 hypot\u00e9ky<\/li>\n<li>nutnost z\u00e1stavy nemovitosti nach\u00e1zej\u00edc\u00ed se na \u00fazem\u00ed \u010cesk\u00e9 republiky<\/li>\n<li>v\u00fd\u0161e \u00fav\u011bru se pohybuje okolo 70% hodnoty zastaven\u00e9 nemovitosti<\/li>\n<\/ul>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/nejlevnejsi-americka-hypoteka-770x513.webp\" alt=\"nejlevn\u011bj\u0161\u00ed americk\u00e1 hypot\u00e9ka\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">Americk\u00e1 hypot\u00e9ka bez registru<\/div>\n<h2>Americk\u00e1 hypot\u00e9ka bez registru<\/h2>\n<p>Existuje tak\u00e9 americk\u00e1 hypot\u00e9ka bez registru, kterou n\u011bkter\u00e9 nebankovn\u00ed instituce nab\u00edz\u00ed t\u011bm klient\u016fm, kte\u0159\u00ed z d\u016fvodu z\u00e1znamu v registru dlu\u017en\u00edk\u016f (Centr\u00e1ln\u00ed registru dlu\u017en\u00edk\u016f \u010cR nebo SOLUS) nemohou z\u00edskat americkou hypot\u00e9ku v bank\u00e1ch, kter\u00e9 podl\u00e9haj\u00ed v\u011bt\u0161\u00edmu st\u00e1tn\u00edmu dohledu ne\u017e pr\u00e1v\u011b nebankovn\u00ed subjekty.<\/p>\n<h2>LTV &#8211; Loan to Value<\/h2>\n<p>Z anglick\u00e9ho Loan to Value (n\u011bkdy tak\u00e9 uv\u00e1d\u011bno jako Loan to Value ratio &#8211; LVR) je ukazatel, kter\u00fd ud\u00e1v\u00e1, jakou \u010d\u00e1stku z ceny po\u017eadovan\u00e9 nemovitosti si \u017eadatel o hypot\u00e9ku m\u016f\u017ee p\u016fj\u010dit. Hodnota je v podstat\u011b vyjad\u0159ov\u00e1na v procentech, a\u010dkoliv se v\u011bt\u0161inou ona procenta neuv\u00e1d\u00ed.  \u010cesk\u00e1 n\u00e1rodn\u00ed banka, kter\u00e1 se star\u00e1 v \u010cR o m\u011bnovou a finan\u010dn\u00ed politiku a je ve sv\u00e9 podstat\u011b regulatorn\u00edm a dohledov\u00fdm org\u00e1nem pro banky, stanovuje maxim\u00e1ln\u00ed hodnotu pro LTV. V \u010cesk\u00e9 republice je to LTV 80, co\u017e znamen\u00e1, \u017ee si z\u00e1jemce o koupi nemovitosti m\u016f\u017ee vyp\u016fj\u010dit maxim\u00e1ln\u011b 80% z kupn\u00ed ceny nemovitosti. <strong>I z tohoto pravidla ale existuj\u00ed v\u00fdjimky:<\/strong> osoby do 36 let v\u011bku si mohou vyp\u016fj\u010dit a\u017e do hodnoty LTV 90 a komer\u010dn\u00ed banky dokonce mohou mal\u00e9 \u010d\u00e1sti \u017eadatel\u016f (uv\u00e1d\u00ed se, \u017ee to m\u016f\u017ee b\u00fdt cca 5% \u017eadatel\u016f) nad 36 let v\u011bku poskytnout hypot\u00e9ku nad LTV 80.<\/p>\n<p>Pro p\u0159\u00edklad &#8211; \u0159ekn\u011bme, \u017ee cena nemovitosti, kterou si chce \u017eadatel o hypot\u00e9ku zakoupit, je 5 milion\u016f K\u010d. \u017dadatel m\u00e1 k dispozici 1,5 milionu, kter\u00e9 chce vyu\u017e\u00edt pro n\u00e1kup nemovitosti. Z toho n\u00e1m vych\u00e1z\u00ed, \u017ee \u010d\u00e1stka o kterou bude z\u00e1jemce \u017e\u00e1dat, je tedy 3,5 milionu K\u010d. A 3,5 milionu z 5 milion\u016f je 70%. Hodnota LTV je tedy 70.<\/p>\n<h2>Z\u00e1stava nemovitosti<\/h2>\n<p>Z\u00e1stava nemovitosti funguje pro banku jako takov\u00e1 pojistka pro p\u0159\u00edpad, \u017ee klient sv\u00e9 z\u00e1vazky dlouhodob\u011b nespl\u00e1c\u00ed.
