Abyste si mohli sjednat hypot\u00e9ku na byt, mus\u00edte spl\u0148ovat tyto podm\u00ednky:<\/p>\n<ul>\n<li><strong>V\u011bk<\/strong> &#8211; v\u017edy je nutn\u00e9 dos\u00e1hnout v\u011bku minim\u00e1ln\u011b 18 let.<\/li>\n<li><strong>P\u0159\u00edjem<\/strong> &#8211; z\u00e1kon nijak nedefinuje, jak\u00fd typ p\u0159\u00edjmu by m\u011bl \u017eadatel m\u00edt, ale banky se r\u016fzn\u00e9 druhy p\u0159\u00edjm\u016f d\u00edvaj\u00ed v\u011bt\u0161inou obdobn\u011b (nicm\u00e9n\u011b rozd\u00edly samoz\u0159ejm\u011b existuj\u00ed). Banky tedy posuzuj\u00ed, zda p\u0159\u00edjem posta\u010duje na spl\u00e1cen\u00ed hypote\u010dn\u00edho \u00fav\u011bru. K tomu jim slou\u017e\u00ed i ukazatele DTI (v\u00fd\u0161e celkov\u00e9ho zadlu\u017een\u00ed k p\u0159\u00edjm\u016fm \u017eadatele, debt-to-income) a DSTI (v\u00fd\u0161e dluhov\u00e9 slu\u017eby k p\u0159\u00edjm\u016fm \u017eadatele, debt service-to-income).<\/li>\n<li><strong>Schopnost spl\u00e1cet<\/strong> &#8211; nesta\u010d\u00ed m\u00edt pouze p\u0159\u00edjem, ale banky tak\u00e9 posuzuj\u00ed, zda je klient schopen \u00fav\u011br spl\u00e1cet. Nap\u0159\u00edklad pokud \u010din\u00ed v\u00e1\u0161 p\u0159\u00edjem 30 tis\u00edc m\u011bs\u00ed\u010dn\u011b a polovinu z toho d\u00e1te na spl\u00e1tky \u00fav\u011br\u016f, je vcelku jist\u00e9, \u017ee banka va\u0161i \u017e\u00e1dost zam\u00edtne. Podobn\u011b je to v p\u0159\u00edpad\u011b, \u017ee m\u00e1 \u017eadatel n\u011bjak\u00e9 z\u00e1pisy o probl\u00e9mech se spl\u00e1cen\u00edm v registru (\u010di \u010dast\u00e9 odklady spl\u00e1tek u \u00fav\u011br\u016f) nebo dokonce z\u00e1pis v Solusu, v rejst\u0159\u00edku exekuc\u00ed \u010di insolvenc\u00ed. I to m\u016f\u017ee b\u00fdt d\u016fvod pro zam\u00edtnut\u00ed \u017e\u00e1dosti o \u00fav\u011br.<\/li>\n<li><strong>Bydli\u0161t\u011b<\/strong> &#8211; banky zpravidla tak\u00e9 po\u017eaduj\u00ed minim\u00e1ln\u011b trval\u00e9 bydli\u0161t\u011b v \u010cesk\u00e9 republice, n\u011bkter\u00e9 dokonce trvaj\u00ed na \u010desk\u00e9m ob\u010danstv\u00ed \u017eadatele.<\/li>\n<\/ul>\n<h2>Hypot\u00e9ka na byt v osobn\u00edm vlastnictv\u00ed<\/h2>\n<p>Zde jsou podm\u00ednky stejn\u00e9 jako u ka\u017ed\u00e9 jin\u00e9 hypot\u00e9ky, tedy ru\u010den\u00ed nemovitost\u00ed a podobn\u011b.<\/p>\n<h2>Hypot\u00e9ka na dru\u017estevn\u00ed nebo obecn\u00ed byt<\/h2>\n<p>V p\u0159\u00edpad\u011b hypot\u00e9ky na dru\u017estevn\u00ed nebo obecn\u00ed byt nen\u00ed mo\u017en\u00e9 ru\u010dit p\u0159edm\u011btnou nemovitost\u00ed, proto\u017ee dru\u017estva ru\u010den\u00ed bytem nepovol\u00ed a ani obce tak ne\u010din\u00ed. V tomto p\u0159\u00edpad\u011b je tedy pot\u0159eba vyu\u017e\u00edt ru\u010den\u00ed jinou nemovitost\u00ed (a\u0165 u\u017e va\u0161\u00ed nebo nemovitost\u00ed t\u0159et\u00ed osoby, kter\u00e1 s ru\u010den\u00edm svou nemovitost\u00ed souhlas\u00ed). Vyu\u017e\u00edt m\u016f\u017eete tak\u00e9 \u00fav\u011br ze stavebn\u00edho spo\u0159en\u00ed, u kter\u00e9ho nen\u00ed po\u017eadov\u00e1no ru\u010den\u00ed nemovitost\u00ed. Pokud nem\u00e1te nemovitost, kterou byste mohli ru\u010dit, je mo\u017en\u00e9 vyu\u017e\u00edt p\u0159edhypote\u010dn\u00ed \u00fav\u011br. Ten m\u00e1 sice hor\u0161\u00ed podm\u00ednky ne\u017e hypot\u00e9ka, ale po p\u0159eps\u00e1n\u00ed nemovitosti do osobn\u00edho vlastnictv\u00ed se m\u011bn\u00ed v klasickou hypot\u00e9ku. V ten moment se z\u00e1stava n\u00e1hradn\u00ed nemovitosti uvoln\u00ed. P\u0159edhypote\u010dn\u00ed \u00fav\u011br je v\u017edy dobr\u00e9 \u0159e\u0161it se zku\u0161en\u00fdm hypote\u010dn\u00edm specialistou.<\/p>\n<h2>Hypot\u00e9ka na byt v developersk\u00e9m projektu<\/h2>\n<p>Hypot\u00e9ku na koupi bytu lze z\u00edskat i u developersk\u00e9ho projektu. V tomto p\u0159\u00edpad\u011b nebude banka posuzovat jen v\u00e1s jako \u017eadatele, ale i spolehlivost samotn\u00e9ho developera. K z\u00edsk\u00e1n\u00ed hypot\u00e9ky nejde v tomto p\u0159\u00edpad\u011b vyu\u017e\u00edt kupn\u00ed smlouva, banky po\u017eaduj\u00ed smlouvu o smlouv\u011b budouc\u00ed. Po dokon\u010den\u00ed developersk\u00e9ho projektu je pak nutn\u00e9 dolo\u017eit samotnou kupn\u00ed smlouvu, na z\u00e1klad\u011b kter\u00e9 bude hypot\u00e9ka na\u010derp\u00e1na.<\/p>\n<h2>Hypot\u00e9ka na investi\u010dn\u00ed byt<\/h2>\n<p>Investi\u010dn\u00ed hypot\u00e9ku je mo\u017en\u00e9 zn\u00e1t tak\u00e9 pod ozna\u010den\u00edm \u201ehypot\u00e9ka na pron\u00e1jem\u201c nebo \u201ebuy to let hypot\u00e9ka\u201c. S bytovou jednotkou m\u016f\u017eete voln\u011b disponovat, tedy ji pronaj\u00edmat k bydlen\u00ed, ale t\u0159eba i k podnik\u00e1n\u00ed. Banky maj\u00ed v tomto p\u0159\u00edpad\u011b ka\u017ed\u00e1 vlastn\u00ed podm\u00ednky (kter\u00e9 jsou p\u0159\u00edsn\u011bj\u0161\u00ed ne\u017e podm\u00ednky stanovovan\u00e9 \u010cNB). Rozd\u00edl mezi klasickou hypot\u00e9kou na bydlen\u00ed a investi\u010dn\u00ed hypot\u00e9kou na byt je p\u0159edev\u0161\u00edm ve v\u00fd\u0161i LTV, kter\u00e9 u investi\u010dn\u00ed hypot\u00e9ky \u010din\u00ed pouze 60 %.
