K tomu slou\u017e\u00ed i ukazatele DTI (v\u00fd\u0161e celkov\u00e9ho zadlu\u017een\u00ed k p\u0159\u00edjm\u016fm \u017eadatele, debt-to-income) a DSTI (v\u00fd\u0161e dluhov\u00e9 slu\u017eby k p\u0159\u00edjm\u016fm \u017eadatele, debt service-to-income). Do p\u0159\u00edjmu se zpravidla zapo\u010d\u00edt\u00e1v\u00e1 nejen mzda v zam\u011bstn\u00e1n\u00ed nebo p\u0159\u00edjmy z podnik\u00e1n\u00ed, ale tak\u00e9 nap\u0159. v\u00fd\u017eivn\u00e9 na d\u00edt\u011b, rodi\u010dovsk\u00fd p\u0159\u00edsp\u011bvek, p\u0159\u00edjmy z pron\u00e1jmu nebo odm\u011bna p\u011bstouna.<\/li>\n<li><strong>Schopnost spl\u00e1cet<\/strong> &#8211; nesta\u010d\u00ed m\u00edt pouze p\u0159\u00edjem, banky tak\u00e9 posuzuj\u00ed, zda klient dok\u00e1\u017ee \u00fav\u011br spl\u00e1cet. Pokud m\u00e1te p\u0159\u00edjem 30 tis\u00edc m\u011bs\u00ed\u010dn\u011b a polovinu z p\u0159\u00edjmu mus\u00edte odeslat na spl\u00e1tky \u00fav\u011br\u016f, banka s nejv\u011bt\u0161\u00ed pravd\u011bpodobnost\u00ed va\u0161i \u017e\u00e1dost zam\u00edtne. Podobn\u00fd p\u0159\u00edpad nast\u00e1v\u00e1, pokud m\u00e1 \u017eadatel evidovan\u00fd z\u00e1pis o pot\u00ed\u017e\u00edch se spl\u00e1cen\u00edm v registru (p\u0159\u00edp. \u010dast\u00e9 odklady spl\u00e1tek u \u00fav\u011br\u016f) nebo dokonce z\u00e1pis v Solusu, v rejst\u0159\u00edku exekuc\u00ed \u010di insolvenc\u00ed.<\/li>\n<li><strong>Bydli\u0161t\u011b<\/strong> &#8211; banky po\u017eaduj\u00ed minim\u00e1ln\u011b trval\u00e9 bydli\u0161t\u011b v \u010cR, n\u011bkter\u00e9 dokonce vy\u017eaduj\u00ed \u010desk\u00e9 ob\u010danstv\u00ed.<\/li>\n<li><strong>Hodnota z\u00e1stavy<\/strong> &#8211; pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky mus\u00edte v\u017edy ru\u010dit nemovitost\u00ed a jej\u00ed hodnota mus\u00ed b\u00fdt vy\u0161\u0161\u00ed ne\u017e po\u017eadovan\u00e1 hypot\u00e9ka. Zpravidla to b\u00fdv\u00e1 ta nemovitost, na kterou \u010derp\u00e1te hypote\u010dn\u00ed \u00fav\u011br. Nen\u00ed to ale podm\u00ednkou, m\u016f\u017ee to b\u00fdt i jak\u00e9koliv jin\u00e1 nemovitost, kter\u00e1 spl\u0148uje pot\u0159ebn\u00e9 podm\u00ednky. Je i mo\u017en\u00e9 ru\u010dit v\u00edce nemovitostmi najednou, to v\u00e1m m\u016f\u017ee pomoci z\u00edskat vy\u0161\u0161\u00ed hypot\u00e9ku. Maxim\u00e1ln\u00ed v\u00fd\u0161e hypot\u00e9ky je limitovan\u00e1 pr\u00e1v\u011b hodnotou z\u00e1stavy.<\/li>\n<\/ul>\n<p class=\"mb-0\">Od <strong>dubna 2022<\/strong> \u010cesk\u00e1 n\u00e1rodn\u00ed banka zp\u0159\u00edsnila podm\u00ednky pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky. Pokud nem\u00e1te jinou nemovitost do z\u00e1stavy, ne\u017e tu, kterou prost\u0159ednictv\u00edm hypote\u010dn\u00edho \u00fav\u011bru po\u0159izujete, mus\u00edte m\u00edt \u00faspory ve v\u00fd\u0161i alespo\u0148:<\/p>\n<ul class=\"mb-3\">\n<li><strong>10%<\/strong> v p\u0159\u00edpad\u011b, \u017ee jste mlad\u0161\u00ed 36 let<\/li>\n<li><strong>20%<\/strong> v p\u0159\u00edpad\u011b, \u017ee jste star\u0161\u00ed 36 let<\/li>\n<\/ul>\n<h2>Odhad ceny nemovitosti<\/h2>\n<p class=\"mb-0\">Odhad ceny nemovitosti ur\u010duje z\u00e1stavn\u00ed hodnotu, ze kter\u00e9 vych\u00e1z\u00ed banky p\u0159i stanoven\u00ed maxim\u00e1ln\u00ed mo\u017en\u00e9 v\u00fd\u0161e hypot\u00e9ky. P\u0159i oce\u0148ov\u00e1n\u00ed nemovitosti, tedy odhadu ceny nemovitosti, m\u00e1 odhadce mo\u017enost pou\u017e\u00edt n\u011bkolik r\u016fzn\u00fdch metod:<\/p>\n<ul>\n<li><strong>Porovn\u00e1vac\u00ed metoda<\/strong> &#8211; p\u0159i pou\u017e\u00edt t\u00e9to metody odhadce vypo\u010d\u00edtanou cenu nemovitosti porovn\u00e1v\u00e1 s cenami podobn\u00fdch nemovitost\u00ed, kter\u00e9 se nach\u00e1zej\u00ed ve stejn\u00e9 lokalit\u011b<\/li>\n<li><strong>V\u00fdnosov\u00e1 metoda<\/strong> &#8211; tato metoda se pou\u017e\u00edv\u00e1 hlavn\u011b tam, kde je p\u0159edpoklad budouc\u00edch pron\u00e1jm\u016f<\/li>\n<\/ul>\n<p>Hodnotu nemovitosti pak ur\u010duj\u00ed bu\u010f odhadci banky, u kter\u00e9 o hypot\u00e9ku \u017e\u00e1d\u00e1te, nebo smluvn\u00ed odhadci, kte\u0159\u00ed s bankou spolupracuj\u00ed. U bytov\u00fdch jednotek pak existuje mo\u017enost, \u017ee si banka vyhotov\u00ed odhad bytu za pomoci u\u017eit\u00ed tzv. cenov\u00e9 mapy.<\/p>\n<h2>Poji\u0161t\u011bn\u00ed hypot\u00e9ky<\/h2>\n<p>Poji\u0161t\u011bn\u00ed hypot\u00e9ky nen\u00ed v sou\u010dasn\u00e9 chv\u00edli povinn\u00e9, nicm\u00e9n\u011b banky takov\u00fd krok zv\u00fdhod\u0148uj\u00ed a p\u0159i sjedn\u00e1n\u00ed poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet nab\u00edzej\u00ed sn\u00ed\u017een\u00ed \u00farokov\u00e9 sazby. Ale je pot\u0159eba si dob\u0159e spo\u010d\u00edtat, zda se v\u00e1m to p\u0159i v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed platby za pojistn\u00e9 vyplat\u00ed a zda je to pro v\u00e1s v\u00fdhodn\u00e9.<\/p>\n<h3>Na jak\u00e1 rizika se takov\u00e9 poji\u0161t\u011bn\u00ed hypot\u00e9ky vztahuje?<\/h3>\n<p class=\"mb-0\">Poji\u0161t\u011bn\u00ed hypot\u00e9ky kryje tato rizika:<\/p>\n<ul class=\"mb-3\">\n<li><strong>pracovn\u00ed neschopnost<\/strong> &#8211; poji\u0161\u0165ovna za v\u00e1s po smluvn\u011b ujednanou dobu (dle pojistn\u00fdch podm\u00ednek &#8211; v\u011bt\u0161inou p\u016fl roku, ale m\u016f\u017ee b\u00fdt a\u017e rok) hrad\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky hypot\u00e9ky<\/li>\n<li><strong>ztr\u00e1ta zam\u011bstn\u00e1n\u00ed<\/strong> &#8211; vztahuje se nap\u0159\u00edklad na ukon\u010den\u00ed pracovn\u00edho pom\u011bru pro nadbyte\u010dnost a podobn\u011b. Net\u00fdk\u00e1 se v\u00fdpov\u011bdi z d\u016fvodu poru\u0161en\u00ed pracovn\u00ed k\u00e1zn\u011b! Poji\u0161\u0165ovna npo smluvn\u011b ujednanou dobu (dle podm\u00ednek &#8211; v\u011bt\u0161inou p\u016fl roku, ale m\u016f\u017ee b\u00fdt a\u017e rok) hrad\u00ed m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky hypot\u00e9ky.
