Stoprocentn\u00ed hypot\u00e9ka se tak stala minulost\u00ed. Standardem se staly hypot\u00e9ky pouze na 80% na kupn\u00ed ceny, to je ale pro mnoho mlad\u00fdch lid\u00ed nedosa\u017eiteln\u00e1 podm\u00ednka. \u010casto jsou bez \u00faspor a mo\u017enosti zb\u00fdvaj\u00edc\u00edch 20% uhradit ze sv\u00e9ho. Na\u0161t\u011bst\u00ed je tu pro n\u011b tzv. hypot\u00e9ka pro mlad\u00e9, kter\u00e1 nab\u00edz\u00ed financov\u00e1n\u00ed a\u017e 90% z kupn\u00ed ceny nemovitosti. Ta je \u0159e\u0161en\u00edm pro ty, kte\u0159\u00ed je\u0161t\u011b nedos\u00e1hli v\u011bku 36 let a jejich \u0161anc\u00ed je hypot\u00e9ka bez \u00faspor.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/100-hypoteka-pro-mlade-bez-uspor-770x513.webp\" alt=\"Hypot\u00e9ka pro mlad\u00e9\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">Hypot\u00e9ka pro mlad\u00e9 pom\u00e1h\u00e1 nejen mlad\u00fdm rodin\u00e1m<\/div>\n<h2>Hypot\u00e9ka pro mlad\u00e9 &#8211; podm\u00ednky<\/h2>\n<p class=\"mb-0\">Od. 1.4. 2022 plat\u00ed nov\u00e9 podm\u00ednky pro \u017eadatele o hypote\u010dn\u00ed \u00fav\u011br. \u017dadatel\u00e9 o hypot\u00e9ku jsou podle v\u011bku aktu\u00e1ln\u011b rozd\u011bleni do dvou skupin. M\u00edrn\u011bj\u0161\u00ed hranice, tedy <strong>do 36 let v\u011bku \u017eadatele<\/strong>, se t\u00fdkaj\u00ed t\u011bchto parametr\u016f hypot\u00e9ky:<\/p>\n<ul>\n<li><strong>DTI<\/strong> (ukazatel debt-to-income) &#8211; vyjad\u0159uje dlu\u017enou \u010d\u00e1stku jako n\u00e1sobek \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu \u017eadatele. Je to 9,5 n\u00e1sobek, co\u017e znamen\u00e1, \u017ee pokud je ro\u010dn\u00ed \u010dist\u00fd p\u0159\u00edjem \u017eadatele nap\u0159\u00edklad 500 tis\u00edc, m\u016f\u017ee si vyp\u016fj\u010dit a\u017e 4 750 000.<\/li>\n<li><strong>DSTI<\/strong> (ukazatel debt-to-service-to-income) &#8211; vyjad\u0159uje pom\u011br zadlu\u017een\u00ed \u017eadatele k \u010dist\u00e9mu m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmu (kolik procent v\u00fdplaty jde na spl\u00e1tky v\u0161ech \u00fav\u011br\u016f). Je ve v\u00fd\u0161i maxim\u00e1ln\u011b 50 %. V praxi to znamen\u00e1, \u017ee p\u0159i pr\u016fm\u011brn\u00e9 \u010dist\u00e9 mzd\u011b 30 tis\u00edc lze z\u00edskat hypot\u00e9ku se spl\u00e1tkou a\u017e 15 tis\u00edc korun. Pokud ale \u017eadatel ji\u017e spl\u00e1c\u00ed nap\u0159\u00edklad p\u016fj\u010dku na vozidlo za 2 tis\u00edce, tak se maxim\u00e1ln\u011b m\u011bs\u00ed\u010dn\u00ed spl\u00e1tka hypot\u00e9ky sni\u017euje na 13 tis\u00edc.<\/li>\n<li><strong>LTV<\/strong> (ukazatel loan-to-value) &#8211; vyjad\u0159uje, jakou \u010d\u00e1stku z celkov\u00e9 nemovitosti si m\u016f\u017ee \u017eadatel vyp\u016fj\u010dit formou hypot\u00e9ky. Je nastaveno na hodnotu 90. To znamen\u00e1, \u017ee na budovu za 5 milion\u016f si m\u016f\u017ee \u017eadatel vyp\u016fj\u010dit a\u017e 4,5 milionu.<\/li>\n<\/ul>\n<p>Tato m\u00edrn\u011bj\u0161\u00ed pravidla se vztahuj\u00ed pouze na nov\u00e9 hypot\u00e9ky a refinancov\u00e1n\u00ed. U nov\u00fdch hypot\u00e9k plat\u00ed, \u017ee hypot\u00e9ka mus\u00ed b\u00fdt po\u0159izov\u00e1na na vlastn\u00ed bydlen\u00ed.<\/p>\n<h2>Stoprocentn\u00ed hypot\u00e9ka<\/h2>\n<p>V minulosti nebylo probl\u00e9mem z\u00edskat stoprocentn\u00ed hypot\u00e9ku. Ne\u0161lo o hypot\u00e9ku se stoprocentn\u00edm \u00farokem, ale banky bez probl\u00e9m\u016f p\u016fj\u010dovaly \u017eadatel\u016fm hypot\u00e9ku na celou hodnotu nemovitosti, odtud ozna\u010den\u00ed stoprocentn\u00ed. To se zm\u011bnilo v l\u00e9t\u011b roku 2016 s p\u0159\u00edchodem z\u00e1kona \u010d\u00edslo 257\/2016 Sb. Z\u00e1kon o spot\u0159ebitelsk\u00e9m \u00fav\u011bru, kter\u00fd v tomto sm\u011bru komer\u010dn\u00ed banky omezil a dal v\u011bt\u0161\u00ed pravomoc do rukou \u010cesk\u00e9 n\u00e1rodn\u00ed banky. Ta k 1. \u0159\u00edjnu 2016 zru\u0161ila mo\u017enost \u010derpat 100% hypot\u00e9ku, tedy mo\u017enost sjednat si hypote\u010dn\u00ed \u00fav\u011br bez vlastn\u00edch \u00faspor a bez pot\u0159ebn\u00e9 z\u00e1stavy nemovitost\u00ed.<\/p>\n<p>Aktu\u00e1ln\u011b nesm\u00ed limit LTV (Loan to Value) kv\u016fli nastaven\u00ed ze strany \u010cNB p\u0159ekro\u010dit 90 procent ceny nemovitosti, na jej\u00ed\u017e koupi si klient finance p\u016fj\u010duje a i to pouze v p\u0159\u00edpad\u011b, \u017ee \u017eadatel spl\u0148uje p\u0159\u00edsn\u00e9 podm\u00ednky. \u00daprava z\u00e1kona vznikla jako preventivn\u00ed opat\u0159en\u00ed na z\u00e1klad\u011b situace, kter\u00e1 se stala v roce 2007 v USA &#8211; lid\u00e9 nebyli schopni spl\u00e1cet z d\u016fvodu n\u00edzk\u00e9 bonity a p\u0159edlu\u017een\u00ed, co\u017e ohrozilo banky a t\u00edm i cel\u00fd finan\u010dn\u00ed trh, \u010d\u00edm\u017e se odstartovala celosv\u011btov\u00fd ekonomick\u00e1 krize.<\/p>\n<h2>Hypot\u00e9ka bez \u00faspor &#8211; mo\u017enosti<\/h2>\n<p class=\"mb-0\">Klient, kter\u00fd nem\u00e1 dostate\u010dn\u00e9 \u00faspory, aby mohl \u010derpat hypot\u00e9ku s LTV 80 (p\u0159\u00edpadn\u011b 90) a nem\u00e1 \u017e\u00e1dnou vlastn\u00ed nemovitost, m\u00e1 v podstat\u011b jen n\u011bkolik mo\u017enost\u00ed, jak postupovat:<\/p>\n<ul>\n<li>zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stku financovat dal\u0161\u00edm spot\u0159ebitelsk\u00fdm \u00fav\u011brem<\/li>\n<li>p\u016fj\u010dit si v rodin\u011b nebo od zn\u00e1m\u00fdch<\/li>\n<li>ru\u010dit pozemkem od p\u0159\u00edbuzn\u00fdch nebo od zn\u00e1m\u00fdch<\/li>\n<\/ul>\n<p>V\u0161echny tyto v\u00fd\u0161e zm\u00edn\u011bn\u00e9 varianty jsou sice mo\u017en\u00e9, ale tak\u00e9 velmi rizikov\u00e9 a nedoporu\u010dujeme je. Financov\u00e1n\u00ed dal\u0161\u00edm \u00fav\u011brem m\u016f\u017ee v\u00e9st k p\u0159\u00edli\u0161n\u00e9mu zadlu\u017een\u00ed a\u017e p\u0159edlu\u017een\u00ed a p\u0159i v\u00fdpadku p\u0159\u00edjm\u016f (z d\u016fvodu nemoci nebo ztr\u00e1ty zam\u011bstn\u00e1n\u00ed) m\u016f\u017ee klienta dostat do velmi nep\u0159\u00edjemn\u00fdch situac\u00ed. P\u016fj\u010dka v rodin\u011b (nebo od zn\u00e1m\u00fdch) je rizikov\u00e1 v tom, \u017ee osoba, kter\u00e1 \u017eadateli p\u016fj\u010dila, m\u016f\u017ee po\u017eadovat d\u0159\u00edv\u011bj\u0161\u00ed vr\u00e1cen\u00ed prost\u0159edk\u016f ne\u017e bylo p\u016fvodn\u011b dohodnuto, proto\u017ee se t\u0159eba objevila n\u011bjak\u00e1 neo\u010dek\u00e1van\u00e1 ud\u00e1lost v jejich \u017eivot\u011b.
