Podobn\u011b jako banky jsou ale tyto spole\u010dnosti pod dohledem \u010cNB a v\u017edy mus\u00ed m\u00edt licenci, kter\u00e1 poskytov\u00e1n\u00ed hypote\u010dn\u00edho \u00fav\u011bru povoluje. Na rozd\u00edl od bankovn\u00edch instituc\u00ed, nebankovn\u00ed spole\u010dnosti jsou v\u011bt\u0161inou ochotn\u00e9 p\u0159iv\u0159\u00edt oko p\u0159i posuzov\u00e1n\u00ed, jestli jste schopn\u00ed \u00fav\u011br splatit. D\u00edky tomu maj\u00ed mo\u017enost z\u00edskat hypot\u00e9ku i klienti se z\u00e1znamem v registru nebo ti, kte\u0159\u00ed nejsou ochotni dokl\u00e1dat sv\u00e9 p\u0159\u00edjmy.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/nebankovni-hypoteka-770x513.webp\" alt=\"Nebankovn\u00ed hypot\u00e9ka\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">Nebankovn\u00ed hypot\u00e9ka m\u00e1 sv\u00e1 pro a proti<\/div>\n<h2>Nebankovn\u00ed hypot\u00e9ka &#8211; pro a proti<\/h2>\n<p>V prvn\u00ed \u0159ad\u011b je pot\u0159eba upozornit, \u017ee hypot\u00e9ky od nebankovn\u00edch spole\u010dnost\u00ed by m\u011bly b\u00fdt a\u017e posledn\u00ed mo\u017enost\u00ed, kterou z\u00e1jemce o hypot\u00e9ku vyu\u017eije. A to z toho d\u016fvodu, \u017ee podm\u00ednky nebankovn\u00edch spole\u010dnost\u00ed b\u00fdvaj\u00ed m\u00e9n\u011b v\u00fdhodn\u00e9. To znamen\u00e1, \u017ee takov\u00e1 hypot\u00e9ka m\u00e1 vy\u0161\u0161\u00ed \u00farokovou sazbu, ni\u017e\u0161\u00ed maxim\u00e1ln\u00ed LTV nemovitosti, kterou je do z\u00e1stavy(maxim\u00e1ln\u011b 70 %), nelze uplatnit da\u0148ov\u00fd odpo\u010det a podobn\u011b.<\/p>\n<p>Na druhou stranu nebankovn\u00ed spole\u010dnosti nab\u00edzej\u00ed tyto hypot\u00e9ky prakticky na cokoliv, nevy\u017eaduj\u00ed dolo\u017een\u00ed \u00fa\u010delu vyu\u017eit\u00ed prost\u0159edk\u016f (vhodn\u00e9 t\u0159eba pro podnikatele, konsolidace nebo po\u0159\u00edzen\u00ed nemovitosti, kter\u00e1 nen\u00ed ur\u010dena k bydlen\u00ed\/v\u00fdstavb\u011b bydlen\u00ed) a schv\u00e1len\u00ed prob\u011bhne b\u011bhem n\u011bkolika dn\u016f.<\/p>\n<p>Ka\u017ed\u00e1 nebankovn\u00ed spole\u010dnost m\u00e1 samoz\u0159ejm\u011b vlastn\u00ed podm\u00ednky pro poskytnut\u00ed \u00fav\u011bru. Nelze tedy jednozna\u010dn\u011b \u0159\u00edci, co p\u0159esn\u011b mus\u00ed spl\u0148ovat \u017eadatel, kter\u00fd by cht\u011bl nebankovn\u00ed hypot\u00e9ku z\u00edskat. Podm\u00ednky, kter\u00e9 m\u00e1 v\u011bt\u0161ina nebankovn\u00edch spole\u010dnost\u00ed nastaven\u00e9 stejn\u011b, jsou dv\u011b &#8211; zpravidla vy\u017eaduj\u00ed trval\u00fd p\u0159\u00edjem a trval\u00fd pobyt v \u010cesk\u00e9 republice.<\/p>\n<h2>Hypot\u00e9ka bez ru\u010den\u00ed<\/h2>\n<p>Hypot\u00e9ka bez ru\u010den\u00ed nebo tak\u00e9 hypot\u00e9ka bez z\u00e1stavy nemovitosti. To jsou dva pou\u017e\u00edvan\u00e9 n\u00e1zvy pro p\u0159edhypote\u010dn\u00ed \u00fav\u011br. To je \u00fav\u011br, kter\u00fd se d\u00e1 vyu\u017e\u00edt na po\u0159\u00edzen\u00ed nemovitosti, kterou nem\u016f\u017ee b\u00fdt ru\u010deno (typicky je to dru\u017estevn\u00ed nebo obecn\u00ed byt p\u0159ed p\u0159eveden\u00edm do osobn\u00edho vlastnictv\u00ed). Tento typ hypote\u010dn\u00edho \u00fav\u011bru bez ru\u010den\u00ed nemovitosti se vyu\u017e\u00edv\u00e1 pr\u00e1v\u011b p\u0159i n\u00e1kupu dru\u017estevn\u00edch nebo obecn\u00edch byt\u016f. Tedy tam, kde do\u010dasn\u011b nen\u00ed mo\u017en\u00e9 ru\u010dit kupovanou nemovitost\u00ed. Po p\u0159eveden\u00ed nemovitosti do osobn\u00edho vlastnictv\u00ed se p\u0159edhypote\u010dn\u00ed \u00fav\u011br zm\u011bn\u00ed na hypot\u00e9ku, ve kter\u00e9 u\u017e klient standardn\u011b ru\u010d\u00ed nemovitost\u00ed, tedy bytem.<\/p>\n<h3 class=\"mb-0\">Nev\u00fdhody p\u0159edhypote\u010dn\u00edho \u00fav\u011bru:<\/h3>\n<ul class=\"mb-4\">\n<li>nab\u00edzej\u00ed ho jen n\u011bkter\u00e9 banky<\/li>\n<li>m\u00e1 vy\u0161\u0161\u00ed \u00farok ne\u017e u hypot\u00e9ky<\/li>\n<li>prob\u00edh\u00e1 spl\u00e1cen\u00ed jen \u00farok\u016f, nikoliv jistiny<\/li>\n<\/ul>\n<h2>Hypot\u00e9ka bez p\u0159\u00edjmu &#8211; kdy\u017e nemus\u00edte dokl\u00e1dat sv\u016fj p\u0159\u00edjem<\/h2>\n<p>Obecn\u00fd n\u00e1zev \u201cHypot\u00e9ka bez p\u0159\u00edjmu\u201d je zav\u00e1d\u011bj\u00edc\u00ed a mnoho lid\u00ed se d\u00edky tomu domn\u00edv\u00e1, \u017ee je mo\u017en\u00e9 z\u00edskat hypot\u00e9ku bez p\u0159\u00edjmu. Tak to ale samoz\u0159ejm\u011b nen\u00ed. Bance sta\u010d\u00ed nap\u0159\u00edklad \u010destn\u00e9 prohl\u00e1\u0161en\u00ed a nepo\u017eaduje dokl\u00e1d\u00e1n\u00ed p\u0159\u00edjmu od zam\u011bstnavatele nebo da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed od OSV\u010c, pokud je klientem banky a na jeho \u00fa\u010dtu se pravideln\u011b to\u010d\u00ed ur\u010dit\u00e1 \u010d\u00e1stka, z kter\u00e9 je mo\u017eno dopo\u010d\u00edtat p\u0159\u00edjem. Co takov\u00e9 spole\u010dnosti, za to, \u017ee n\u011bkde p\u0159iv\u0159ou o\u010di, nab\u00edzej\u00ed?
