Jsou ale pro n\u011b p\u0159ipraveny trochu jin\u00e9 podm\u00ednky, ne\u017e pro b\u011b\u017en\u00e9ho \u017eadatele o hypot\u00e9ku. Pokud vych\u00e1z\u00ed v m\u00ednusu, tak je jasn\u00e9, \u017ee \u017e\u00e1dost neusp\u011bje. \u010c\u00edm vy\u0161\u0161\u00ed z\u00e1klad dan\u011b, t\u00edm v\u011bt\u0161\u00ed \u0161ance na z\u00edsk\u00e1n\u00ed hypot\u00e9ky. Dal\u0161\u00edm d\u016fle\u017eit\u00fdm ukazatelem je obor podnik\u00e1n\u00ed a s t\u00edm spojen\u00e9 rozd\u00edln\u00e9 v\u00fd\u0161e pau\u0161\u00e1ln\u00edch v\u00fddaj\u016f, kter\u00e9 banky je\u0161t\u011b vyhodnocuj\u00ed rozd\u00edln\u011b, tak\u017ee stejn\u00e1 podnikaj\u00edc\u00ed osoba m\u016f\u017ee se stejn\u00fdm da\u0148ov\u00fdm p\u0159izn\u00e1n\u00edm v ka\u017ed\u00e9 bance dos\u00e1hnout na jinou v\u00fd\u0161i hypot\u00e9ky. Banky \u010dasto zv\u00fdhod\u0148uj\u00ed takzvan\u00e1 svobodn\u00e1 povol\u00e1n\u00ed (l\u00e9ka\u0159e, advok\u00e1ty a tak podobn\u011b), kter\u00e1 tak\u00e9 pod\u00e1vaj\u00ed da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed, ale z pohledu z\u00e1kona nejde o OSV\u010c.<\/p>\n<h3>Hypot\u00e9ka pro OSV\u010c s pau\u0161\u00e1ln\u00ed dan\u00ed<\/h3>\n<p>V roce 2021 vznikla pro osoby samostatn\u011b v\u00fdd\u011ble\u010dn\u011b \u010dinn\u00e9 mo\u017enost vyu\u017e\u00edvat tzv. pau\u0161\u00e1ln\u00ed da\u0148. T\u00edm tak\u00e9 vznikla samostatn\u00e1 \u201codno\u017e\u201d hypot\u00e9ky pro OSV\u010c, kte\u0159\u00ed pau\u0161\u00e1ln\u00ed da\u0148 vyu\u017e\u00edvaj\u00ed. Samotn\u00fd fakt, \u017ee OSV\u010c vyu\u017e\u00edv\u00e1 pau\u0161\u00e1ln\u00ed re\u017eim, nen\u00ed p\u0159ek\u00e1\u017ekou pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky. Pro takov\u00e9ho \u017eadatele p\u0159ipravily banky novou metodiku pro posuzov\u00e1n\u00ed jejich \u00fav\u011bruschopnosti. Postup stanoven\u00ed bonity i rozsah p\u0159edkl\u00e1dan\u00fdch dokument\u016f se pak u jednotliv\u00fdch bank m\u016f\u017ee m\u00edrn\u011b li\u0161it.<\/p>\n<h2>Hypot\u00e9ka pro podnikatele<\/h2>\n<p class=\"mb-0\">Pokud \u017e\u00e1d\u00e1 podnikatel (nap\u0159\u00edklad majitel spole\u010dnosti s ru\u010den\u00edm omezen\u00fdm, neplat\u00ed ale pro OSV\u010c), je pot\u0159eba po\u010d\u00edtat s t\u00edm, \u017ee bude muset bance p\u0159i \u017e\u00e1dosti o hypote\u010dn\u00ed \u00fav\u011br dolo\u017eit v\u00edce dokument\u016f. Banky v\u011bt\u0161inou vy\u017eaduj\u00ed n\u00e1sleduj\u00edc\u00ed doklady:<\/p>\n<ul class=\"mb-3\">\n<li>V\u00fdpisy z \u00fa\u010dtu (minim\u00e1ln\u011b za posledn\u00ed 3 m\u011bs\u00edce, ale n\u011bkter\u00e9 banky vy\u017eaduj\u00ed a\u017e 12 m\u011bs\u00edc\u016f zp\u011btn\u011b)<\/li>\n<li>Da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed<\/li>\n<li>Da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed za spole\u010dnost<\/li>\n<li>V\u00fdkaz zisku a ztr\u00e1t<\/li>\n<li>Rozvahu<\/li>\n<\/ul>\n<p>Z t\u011bchto dokument\u016f pak banka vypo\u010d\u00edt\u00e1 bonitu \u017eadatele, tedy jeho schopnost spl\u00e1cet. Op\u011bt plat\u00ed, \u017ee by nem\u011blo j\u00edt o \u201c\u010derstv\u00e9\u201d podnik\u00e1n\u00ed jako v p\u0159\u00edpad\u011b OSV\u010c.<\/p>\n<p>Vzhledem k tomu, \u017ee si majitel\u00e9 spole\u010dnost\u00ed \u010dasto vypl\u00e1cej\u00ed ni\u017e\u0161\u00ed \u010d\u00e1stky, n\u011bkter\u00e9 banky umo\u017e\u0148uj\u00ed zapo\u010d\u00edtat do p\u0159\u00edjm\u016f vyplacen\u00e9 dividendy nebo pod\u00edly na zisku. Toto je ale v\u017edy nutn\u00e9 probrat se specialistou na hypot\u00e9ky a tak\u00e9 p\u0159\u00edmo s bankou, u kter\u00e9 podnikatel o hypot\u00e9ku \u017e\u00e1d\u00e1.<\/p>\n<h2>Hypot\u00e9ka pro firmy<\/h2>\n<p>N\u011bkter\u00e9 banky nab\u00edzej\u00ed i hypot\u00e9ky pro firmy (nejde o spot\u0159ebitelsk\u00fd \u00fav\u011br, tak\u017ee se na jejich podm\u00ednky nevztahuje z\u00e1kon s Spot\u0159ebitelsk\u00e9m \u00fav\u011bru). Takov\u00e9 hypot\u00e9ky maj\u00ed v\u011bt\u0161inou vy\u0161\u0161\u00ed sazbu ne\u017e hypot\u00e9ky pro spot\u0159ebitele (o 0,5% a\u017e 1% vy\u0161\u0161\u00ed) a ni\u017e\u0161\u00ed maxim\u00e1ln\u00ed LTV (maxim\u00e1ln\u011b 80). Tak\u00e9 maj\u00ed krat\u0161\u00ed maxim\u00e1ln\u00ed dobu spl\u00e1cen\u00ed a vy\u0161\u0161\u00ed poplatky (proto\u017ee se nejedn\u00e1 o spot\u0159ebitelsk\u00fd \u00fav\u011br).
