Ve sv\u00e9 podstat\u011b se jedn\u00e1 o \u00fav\u011br, kter\u00fd se banka zav\u00e1\u017ee poskytnout na nemovitost, kterou klient je\u0161t\u011b nem\u00e1 vybranou. Jedn\u00e1 se o tzv. hypote\u010dn\u00ed p\u0159\u00edslib. Klient se p\u0159i sjedn\u00e1n\u00ed p\u0159edschv\u00e1len\u00e9 hypot\u00e9ky zavazuje, \u017ee ji bude \u010derpat. Takov\u00fd z\u00e1vazek s sebou v\u0161ak nese hned n\u011bkolik mo\u017en\u00fdch komplikac\u00ed.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/storage.googleapis.com\/wp-resources\/srovnator.cz\/ng\/2022\/08\/predschvalena-hypoteka-770x513.webp\" alt=\"P\u0159edschv\u00e1len\u00e1 hypot\u00e9ka\" width=\"770\" height=\"513\" \/><\/p>\n<div class=\"small mb-4 mt-2 text-center\">P\u0159edschv\u00e1len\u00e1 hypot\u00e9ka m\u00e1 mnoho rizik<\/div>\n<h2>P\u0159edschv\u00e1len\u00e1 hypot\u00e9ka &#8211; rizika<\/h2>\n<p>Po schv\u00e1len\u00ed \u017e\u00e1dosti o p\u0159edschv\u00e1lenou hypot\u00e9ku b\u011b\u017e\u00ed ur\u010dit\u00fd omezen\u00fd \u010das, b\u011bhem kter\u00e9ho je nutn\u00e9, aby klient na\u0161el odpov\u00eddaj\u00edc\u00ed nemovitost, na kterou \u00fav\u011br pou\u017eije. Nemovitost mus\u00ed spl\u0148ovat podm\u00ednky, kter\u00e9 banka m\u00e1, tj. lokalitu, typ vyu\u017eit\u00ed, technick\u00fd stav a tak podobn\u011b. Z\u00e1rove\u0148 mus\u00ed cena nemovitosti odpov\u00eddat cen\u011b, kter\u00e1 je pro p\u0159edschv\u00e1lenou hypot\u00e9ku uvedena. Banka se zavazuje k tomu, \u017ee pokud takovou nemovitost klient se\u017eene, mus\u00ed mu poskytnout hypote\u010dn\u00ed \u00fav\u011br.<\/p>\n<p>Klient se naopak zavazuje, \u017ee bude \u00fav\u011br \u010derpat. Pokud ale vhodnou nemovitost nenalezne a neza\u010dne se smluven\u00e9 dob\u011b \u00fav\u011br \u010derpat, hroz\u00ed klientovi vysok\u00e9 poplatky a to a\u017e do v\u00fd\u0161e 20% z v\u00fd\u0161e \u00fav\u011bru.<\/p>\n<h3 class=\"mb-0\">Mo\u017en\u00e1 rizika:<\/h3>\n<ul class=\"mb-4\">\n<li>Nemovitost neodpov\u00edd\u00e1 po\u017eadavk\u016fm banky (technick\u00fd stav, lokalita, z\u00e1plavov\u00e1 oblast,\u2026) &#8211; je nutn\u00e9 hledat dal\u0161\u00ed nemovitost<\/li>\n<li>Nemovitost m\u00e1 vy\u0161\u0161\u00ed cenu, ne\u017e na jakou je sjedn\u00e1na hypot\u00e9ka &#8211; je pot\u0159eba hledat dal\u0161\u00ed, zpravidla nev\u00fdhodn\u00fd zp\u016fsob financov\u00e1n\u00ed<\/li>\n<li>Nemovitost m\u00e1 ni\u017e\u0161\u00ed cenu, ne\u017e na jakou je sjedn\u00e1na hypot\u00e9ka a klient pot\u0159ebuje re\u00e1ln\u011b m\u00e9n\u011b pen\u011bz, ne\u017e kolik si p\u016fj\u010duje<\/li>\n<\/ul>\n<h2>Obl\u00edbenost p\u0159edschv\u00e1len\u00e9 hypot\u00e9ky<\/h2>\n<p>V\u0161e v\u00fd\u0161e zm\u00edn\u011bn\u00e9 vede k tomu, \u017ee o p\u0159edschv\u00e1len\u00e9 hypot\u00e9ky nen\u00ed nijak z\u00e1sadn\u00ed z\u00e1jem, nenab\u00edz\u00ed ji v\u0161echny banky a takov\u00fd typ hypot\u00e9ky nen\u00ed masivn\u011b roz\u0161\u00ed\u0159en. V\u00fdhoda jistoty p\u0159edschv\u00e1len\u00e9ho \u00fav\u011bru m\u016f\u017ee b\u00fdt toti\u017e vykoupena velmi draze. O tento produkt m\u00e1 zpravidla z\u00e1jem ten typ klienta, kter\u00fd si pl\u00e1nuje koupit nemovitost nap\u0159. ve v\u011bt\u0161\u00edm m\u011bst\u011b, kde neb\u00fdv\u00e1 probl\u00e9m sehnat byt nebo d\u016fm, kter\u00fd odpov\u00edd\u00e1 po\u017eadavk\u016fm.
