Pozemek m\u016f\u017ee tvo\u0159it jedna parcela, nebo se m\u016f\u017ee jednat o soubor n\u011bkolika parcel. Pozemky se podle druhu \u010dlen\u00ed n\u00e1sledovn\u011b:<\/p>\n<ul>\n<li>zastav\u011bn\u00e9 plochy a n\u00e1dvo\u0159\u00ed,<\/li>\n<li>zem\u011bd\u011blsk\u00e9 pozemky, kter\u00e9 se d\u00e1le d\u011bl\u00ed na:\n<ul>\n<li>ornou p\u016fdu,<\/li>\n<li>chmelnice,<\/li>\n<li>vinice,<\/li>\n<li>zahrady,<\/li>\n<li>ovocn\u00e9 sady,<\/li>\n<li>trval\u00fd travn\u00ed porost,<\/li>\n<\/ul>\n<\/li>\n<li>lesn\u00ed pozemky,<\/li>\n<li>vodn\u00ed plochy,<\/li>\n<li>ostatn\u00ed plochy.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><strong>Parcela<\/strong><\/span> je pojem konkr\u00e9tn\u011bj\u0161\u00ed. Ozna\u010duje konkr\u00e9tn\u00ed \u010d\u00e1st pozemku, kter\u00e1 je vymezen\u00e1 v katastr\u00e1ln\u00ed map\u011b, je ozna\u010dena parceln\u00edm \u010d\u00edslem a m\u00e1 stanovenou v\u00fdm\u011bru. Parcela se d\u011bl\u00ed pouze do dvou kategori\u00ed:<\/p>\n<ul>\n<li>stavebn\u00ed parcela, tedy pozemek veden\u00fd jako zastav\u011bn\u00e1 plocha nebo n\u00e1dvo\u0159\u00ed,<\/li>\n<li>pozemkov\u00e1 parcela, tedy pozemek, kter\u00fd nen\u00ed stavebn\u00ed parcelou.<\/li>\n<\/ul>\n<h2>Kde hledat informace o pozemku?<\/h2>\n<p>Z\u00e1kladn\u00ed informace o pozemc\u00edch a parcel\u00e1ch jsou evidov\u00e1ny v <a href=\"https:\/\/nahlizenidokn.cuzk.cz\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\"><strong>katastru nemovitost\u00ed<\/strong><\/a>. Do n\u011bj lze voln\u011b, jednodu\u0161e a bezplatn\u011b nahl\u00ed\u017eet prost\u0159ednictv\u00edm internetu. O konkr\u00e9tn\u00ed parcele, a\u0165 u\u017e va\u0161\u00ed vlastn\u00ed, nebo ciz\u00ed, se t\u00edmto zp\u016fsobem m\u016f\u017eete dozv\u011bd\u011bt informace o jej\u00ed v\u00fdm\u011b\u0159e, poloze, parceln\u00edm \u010d\u00edsle, vlastn\u00edc\u00edch, zp\u016fsobu ochrany, p\u0159\u00edpadn\u00e9m omezen\u00ed vlastnick\u00e9ho pr\u00e1va apod.<\/p>\n<p>Jednu podstatnou informaci v\u00e1m v\u0161ak katastr nemovitost\u00ed neposkytne. Tou je statut pozemku neboli jeho funk\u010dn\u00ed vyu\u017eit\u00ed. Vlastn\u00edky pozemk\u016f dnes nej\u010dast\u011bji zaj\u00edm\u00e1, zda m\u016f\u017ee b\u00fdt jejich pozemek vyu\u017eit k v\u00fdstavb\u011b, zpravidla ke stavb\u011b rodinn\u00e9ho domu. Za t\u00edmto \u00fa\u010delem je nutn\u00e9 nahl\u00e9dnout do aktu\u00e1ln\u011b platn\u00e9ho <strong>\u00fazemn\u00edho pl\u00e1nu obce<\/strong>, v jej\u00ed\u017e p\u016fsobnosti se pozemek nach\u00e1z\u00ed. V\u00fdstavba je mo\u017en\u00e1 na pozemc\u00edch, kter\u00e9 jsou v \u00fazemn\u00edm pl\u00e1nu veden\u00e9 jako <strong>zastaviteln\u00e9<\/strong>. Druh pozemku nen\u00ed v tomto p\u0159\u00edpad\u011b rozhoduj\u00edc\u00ed. Pozornost je t\u0159eba v\u011bnovat pouze pozemku, kter\u00fd je evidov\u00e1n jako orn\u00e1 p\u016fda.
