Nej\u010dast\u011bji se\u00a0hypote\u010dn\u00ed \u00fav\u011br zaji\u0161\u0165uje z\u00e1stavou financovan\u00e9 nemovitosti, m\u016f\u017ee j\u00edt ale i\u00a0o\u00a0jinou nemovitost zapsanou v\u00a0katastru nemovitost\u00ed a\u00a0nach\u00e1zej\u00edc\u00ed se\u00a0na\u00a0\u00fazem\u00ed \u010cR.<\/p>\n<p>Z\u00edsk\u00e1n\u00ed hypot\u00e9ky se\u00a0\u0159\u00edd\u00ed<b> pravidly, kter\u00e1\u00a0ur\u010duje \u010cesk\u00e1 n\u00e1rodn\u00ed banka<\/b>. Existuj\u00ed toti\u017e dva druhy hypot\u00e9ky \u2013 krom\u011b klasick\u00e9 \u00fa\u010delov\u00e9 hypot\u00e9ky na\u00a0bydlen\u00ed je\u00a0to\u00a0tzv. americk\u00e1 hypot\u00e9ka, kterou lze vyu\u017e\u00edt prakticky na\u00a0cokoliv. Nemus\u00ed se\u00a0v\u0161ak nutn\u011b jednat pouze o\u00a0koupi domu \u010di\u00a0bytu. Klasick\u00e1 hypot\u00e9ka v\u00e1m pom\u016f\u017ee s\u00a0financov\u00e1n\u00edm v\u00a0p\u0159\u00edpad\u011b, \u017ee\u00a0pl\u00e1nujete:<\/p>\n<ul>\n<li><b>koupit nemovitost <\/b>(nap\u0159. pozemek, d\u016fm, byt),<\/li>\n<li><b>postavit \u010di\u00a0rekonstruovat nemovitost<\/b>,<\/li>\n<li><b>refinancovat st\u00e1vaj\u00edc\u00ed hypot\u00e9ku<\/b>,<\/li>\n<li><b>koupit pod\u00edl na\u00a0nemovitosti za\u00a0\u00fa\u010delem majetkov\u00e9ho vypo\u0159\u00e1d\u00e1n\u00ed<\/b> (d\u011bdictv\u00ed, spole\u010dn\u00e9 jm\u011bn\u00ed man\u017eel\u016f).<\/li>\n<\/ul>\n<h3>Americk\u00e1 hypot\u00e9ka (ne\u00fa\u010delov\u00e1)<\/h3>\n<p>Tzv. americk\u00e1 hypot\u00e9ka nevy\u017eaduje prokazov\u00e1n\u00ed \u00fa\u010delu \u00fav\u011bru, proto lze finan\u010dn\u00ed prost\u0159edky z\u00a0tohoto typu \u00fav\u011bru <b>vyu\u017e\u00edt na\u00a0cokoliv<\/b>. \u00darokov\u00e1 sazba je\u00a0u\u00a0americk\u00fdch hypot\u00e9k vy\u0161\u0161\u00ed ne\u017e \u00farokov\u00e1 sazba hypot\u00e9k klasick\u00fdch, z\u00e1rove\u0148 je\u00a0ale ni\u017e\u0161\u00ed ne\u017e \u00farokov\u00e1 sazba b\u011b\u017en\u00fdch spot\u0159ebitelsk\u00fdch \u00fav\u011br\u016f (d\u00edky z\u00e1stav\u011b nemovitosti).<\/p>\n<h2>Postup p\u0159i\u00a0z\u00edsk\u00e1n\u00ed a\u00a0\u010derp\u00e1n\u00ed hypot\u00e9ky<\/h2>\n<p>\u017d\u00e1dosti o\u00a0hypote\u010dn\u00ed \u00fav\u011br obvykle p\u0159edch\u00e1z\u00ed dlouh\u00e9 rozhodov\u00e1n\u00ed, kter\u00e9\u00a0je\u00a0spojeno s\u00a0celou \u0159adou ot\u00e1zek \u2013 jak funguje hypot\u00e9ka, jak\u00e1 je\u00a0aktu\u00e1ln\u00ed \u00farokov\u00e1 sazba hypot\u00e9k, jak\u00e1 je\u00a0doba splatnosti a\u00a0podobn\u011b. Poj\u010fme se\u00a0proto na\u00a0proces z\u00edsk\u00e1n\u00ed hypot\u00e9ky pod\u00edvat podrobn\u011bji.<\/p>\n<h3>Porovn\u00e1n\u00ed hypot\u00e9k<\/h3>\n<p>Nejprve je\u00a0nutn\u00e9 zvolit banku, u\u00a0kter\u00e9\u00a0budete o\u00a0hypote\u010dn\u00ed \u00fav\u011br \u017e\u00e1dat. V\u00a0t\u00e9to f\u00e1zi je\u00a0vhodn\u00fdm n\u00e1strojem hypote\u010dn\u00ed kalkula\u010dka. Podm\u00ednky hypot\u00e9ky (nap\u0159. maxim\u00e1ln\u00ed v\u00fd\u0161e p\u016fj\u010dky, \u00farokov\u00e1 sazba) se\u00a0toti\u017e u\u00a0jednotliv\u00fdch bank li\u0161\u00ed. Banka obvykle smluvenou \u00farokovou sazbu garantuje po\u00a0dobu 30\u00a0dn\u016f.<\/p>\n<p>\u00darokov\u00e1 sazba hypot\u00e9k nen\u00ed t\u00edm jedin\u00fdm, co\u00a0by\u00a0v\u00e1s m\u011blo p\u0159i\u00a0porovn\u00e1n\u00ed hypot\u00e9k zaj\u00edmat. Celkov\u00e9 n\u00e1klady hypot\u00e9ky mohou nav\u00fd\u0161it i\u00a0dal\u0161\u00ed v\u00fddaje a\u00a0poplatky. K\u00a0t\u00e9 je\u00a0t\u0159eba p\u0159ilo\u017eit pot\u0159ebn\u00e9 dokumenty, na\u00a0z\u00e1klad\u011b kter\u00fdch banka \u017e\u00e1dost posoud\u00ed. Jedn\u00e1 se\u00a0nap\u0159\u00edklad o\u00a0odhad ceny nemovitosti, potvrzen\u00ed o\u00a0v\u00fd\u0161i p\u0159\u00edjmu, v\u00fdpis z\u00a0\u00fa\u010dtu, v\u00fdpis z\u00a0katastru nemovitost\u00ed, kupn\u00ed smlouvu, smlouvu o\u00a0d\u00edlo, stavebn\u00ed povolen\u00ed a\u00a0dal\u0161\u00ed.<\/p>\n<p>Pokud banka \u017e\u00e1dost schv\u00e1l\u00ed, n\u00e1sleduje <b>podpis \u00fav\u011brov\u00e9 smlouvy<\/b>.<\/p>\n<h3>\u010cerp\u00e1n\u00ed hypot\u00e9ky<\/h3>\n<p>K\u00a0\u010derp\u00e1n\u00ed hypot\u00e9ky, tedy k\u00a0uvoln\u011bn\u00ed finan\u010dn\u00edch prost\u0159edk\u016f doch\u00e1z\u00ed <b>pot\u00e9, co\u00a0klient spln\u00ed a\u00a0dolo\u017e\u00ed podm\u00ednky dohodnut\u00e9 v\u00a0\u00fav\u011brov\u00e9 smlouv\u011b<\/b>. Za\u00a0p\u0159ed\u010dasn\u00e9 splacen\u00ed hypot\u00e9ky p\u0159ed\u00a0koncem fixace si dnes mohou banky \u00fa\u010dtovat administrativn\u00ed poplatek ve\u00a0v\u00fd\u0161i max. 1\u00a0000\u00a0K\u010d.
